Property Management


Our fee structure is as follows: 1/2 of the 1st months rent to procure a tenant, and 10% of of all rents paid to manage the property. 


We don't collect any fees until we rent out your home





Tenant Procurement includes the following:


 * All marketing (Websites, social media, email)


 * Showing the home to potential renters ( set appointments and meet them at the home)


 * Running a rental application on prospects (credit, criminal background, rental references, eviction checks)


 * Write the lease


 * Doing the move in  and move out inspection.

 * Setting up your accounting and landlord portal 


*  Collect security deposit



 

 


Managing the property includes the following:


* Collect and process rents 


* Direct deposit your rental proceeds to your bank account


* Maintain Owner accounting process


* Field all calls from tenant on maintenance issues


* Work with vendors and owners through repair issues


* Process IRS form 1099 for owners
